La adquisición de vivienda presenta un creciente desafío para la población joven en Bogotá debido al constante aumento de los precios de los inmuebles y las barreras económicas que dificultan el acceso a créditos hipotecarios. Este estudio se enfoca en jóvenes de 18 a 28 años y busca identificar estrategias efectivas para facilitar su acceso a créditos de vivienda. Considerando sus patrones de consumo y comportamiento financiero, se realizó un análisis comparativo de los desembolsos anuales de créditos hipotecarios entre 2019 y 2022, identificando tendencias y comportamientos significativos. Además, se evaluaron las fluctuaciones en los desembolsos y su correlación con los hábitos de consumo de los jóvenes para identificar áreas de oportunidad. Se emplearon técnicas avanzadas de análisis de datos, como XGBoost, donde se evidenciaron hallazgos que indican que la accesibilidad al crédito hipotecario está influenciada por múltiples factores, incluyendo la estabilidad laboral, el nivel de ingresos y los hábitos de consumo.
The acquisition of housing presents a growing challenge for the young population in Bogota due to the constant increase in real estate prices and the economic barriers that hinder access to mortgage loans. This study focuses on young people between 18 and 28 years of age and seeks to identify effective strategies to facilitate their access to mortgage loans, considering their consumption patterns and financial behavior. A comparative analysis of annual mortgage loan disbursements between 2019 and 2022 was conducted, identifying significant trends and behaviors. In addition, fluctuations in disbursements and their correlation with the consumption habits of young people were evaluated. Advanced data analysis techniques, such as XGBoost, were used to identify areas of opportunity. The findings indicate that accessibility to mortgage credit is influenced by multiple factors, including job stability, income level and consumption habits.
